Planning and Building Regulations


When you have carried out your design and are satisfied that it meets both your requirements and those of your local authority, it is time to put forward applications for planning approval.

Most people often find this to be a frustrating and drawn out process which can cause delay and disruption to your plans. Having a professional on board — an architect, building surveyor, designer or planning consultant to take care of matters or guide you through this process — is often essential to gaining a successful outcome.
Planning ensures the regulation of development and land use for the public interest. If you want to build a new house you will need planning permission.

It is very much a subjective matter which, unless dealt with carefully, can often lead to disputes. Unless you have sufficient experience, leave the negotiating to your consultant (who should have a successful track record) and be prepared to be both patient and co-operative. Even if your involvement is minimal it is important to have an understanding of the planning process.
